Meeting Minutes: KP Lake Property Owners Association Annual Potluck Meeting - 2026

Call to Order -The annual meeting was called to order by President Jon Buxton, with 25 members and guests in attendance before/during the potluck and subsequent meeting.  Jon & Becky Buxton and Guests Tom & Will Buxton, Mike & Bonnie Doremire, Rob &Kelly Hojnacki, Ron Hynds, Roger Popp, Mary & Roger Fechner, Bud & Mary Armstrong, John Gibbeny, Greg Svabik, Chris Lalumia, Marc & Sharon Italiano, Kerin & Reif Hedgcoxe and daughter Cory, Drop in Guest: Jason Reber. Sandy Uhlianuk post meeting.
Introductions were made of the Board of Directors (Roll Call):
          ●        Jon Buxton – President 
          ●        Gary McDonald- Vice President
          ●        Bonnie Doremire – Treasurer 
          ●        Becky Buxton – Secretary 

New Members/Guests – A welcome was offered, and all present introduced themselves and identified their locations on the lake for attendees. Several members were first time attendees who saw the posted signs on their roads.

Members Ill/In Distress – Betty Stallings passed July 5, 2026. Becky will send a card.  Community Watch – No report.

Secretary Report and Correspondence– Meeting notes from July 2025 were distributed to attendees and read. No additions or corrections noted.  Motion to accept Secretary Report as read by Rob Hojnacki, seconded by Greg Svabik. Motion passed. 2026 Meeting Summary will be e-mailed to members we have email addresses for. Additionally, minutes will be available on the  KP Lake Area Homeowners Website: http://www.kplakeareapropertyowners.org/

Treasurer Report: Dues collection was suspended for the 2026 collection cycle, pending further discussion.

Motion to accept Treasurer Report as read by Mary Fechner, seconded by Rob Hojnacki. Motion passed.

Lake Steward Reports –Invasive Species: Roger Popp reported that in general, eradication is showing signs of improvement. A detailed record was sent to the President and Mike Doremire. As it is early in the season, positive identification of possible additional plants will be forthcoming.  Huron Pines is ceasing treatment this fall. Mike and Roger will monitor plants and identify areas of concern and treat by removing heads of plants. Suggestions were made of researching a third-party eradication service approved by the state.    Secchi Disk Study: Mike Doremire reported that the lake condition and clarity is consistently favorable. Clarity has improved a bit, now at around 17 feet. Study is performed at the same yearly time frame, within the same locations. Mike also provided information on chemical levels (PFAS/Mercury) in the fish sampled several years ago in KP Lake. Blue Gill had the lowest mercury levels, while Pike had the highest at 1.8ppm. Referenced was a report on the MSHHS website called Eat Safe Fish guide for all lakes and waterways in MI.

Old Business – 

New Business and Good of the Order–
              ●        Road Clean Updates- September 19, 2026
              ●        2027 Annual Meeting: July 10th, 2027 Noon at the Lovell’s Township Pavilion       
            ●      Motors on the Lake and High-Powered Electric craft. A repeat discussion ensued about non-electric motors on the Lake and what residents should do regarding. In general, calling 911 or the Sheriff department is the course of action. As electric motors become more powerful, members inquired if we could have a limited wake regulation. The DNR (who controls the boat launch and signage) will be contacted about any current or future regulations which could be posted. The President and new Board members will contact the DNR to pursue limited lake regulation information.

      ●   Noise Concerns: Discussion ensued regarding the noise from wood harvesting contractors as well as the military. Both issues may be out of the realm of our association. There is a Township Noise Ordinance in effect. We have links on our Association Web page.

Board Nominations – Ron Hynds nominated Jon Buxton-President, Gary McDonald - Vice President, Rebecca Buxton-Secretary, and Bonnie Doremire-Treasurer to serve another year. While honored to have the continued trust of the members, after 10 years’ service, these motions were declined by the Board Members.  Discussion ensued and new members stepped forward to serve. Cathy McDonald made the motion to nominate and elect these new Board members. Seconded by Kerin Hedgcoxe. Approved by All. The New Board is as follows:
o    Greg Svabik – President
o    Mike Doremire - Vice President
o    Rob Hojnacki - Treasurer
o    Kelly Hojnacki – Secretary

Reminders: Fall Road Clean Up: September 19th, 2026 10am meet at KP Lake Rd and 612. There will be refreshments for helpers!   

2027 Annual Meeting: July 10th, 2027 12pm at the Lovell’s Township Pavilion - Information to follow.

Meeting Adjourned: The Out-Going Board was thanked by members. The Outgoing Board expressed the honor that it has been to be part of such a wonderful organization and community. New Board members were welcomed and the meeting informally adjourned.
